
Real Estate License Guidelines
Who Must Obtain a Real Estate License?
This license is required of individuals who are to be employed as salespersons under the supervision of a licensed broker. A license may also be obtained by a person who does not immediately intend to be employed by a broker. However, a salesperson cannot perform any real estate activity without an employing broker. The license authorizes real estate activity only if the salesperson is employed by a licensed broker.
Minimum Requirements to Apply for the Salesperson Exam and License
In order to obtain a real estate salesperson license, you must first qualify for and pass a written examination. Those who pass are provided a license application which must be submitted to and approved by the Department of Real Estate (DRE).
Age: Must be 18 years of age or older.
Residence: Proof of legal presence in the
United States
is required. Out of state residents can also become licensed.
Honesty: Applicants must be honest and truthful. Conviction of a crime and failure to disclose any criminal violation or disciplinary action in an applicant's entire history may result in the denial of a license.
Experience: None required.
Education: Successful completion of the following college-level course is required.
- One course from the following list: must be completed prior to applying for a license
- Real Estate Appraisal
- Property Management
- Real Estate Finance
- Real Estate Economics
- Legal Aspects of Real Estate
- Real Estate Office Administration
- General Accounting
- Business Law
- Escrows
- Mortgage Loan Brokering and Lending
- Computer Applications in Real Estate
- Common Interest Developments
Examination Feesfor Salesperson License: $25
License Fee: $120
Fingerprint Requirements
Each applicant must submit one set of classifiable fingerprints unless the applicant is currently licensed by DRE or has held a real estate license which expired less than two years ago.
There is a $56 fingerprint processing fee and also a live scan service fee which should be paid directly to the live scan provider. Out of state applicants can be fingerprinted out-of-state using FBI Applicant Fingerprint Card which will be provided with the original license application. The FBI Applicant Fingerprint Card should be taken to a local law enforcement agency for completion and be submitted directly to the DRE with the completed license application, the license application fee, and the $56 fingerprint processing fee.
